Since July 2025, a broker taking commission on a retail general insurance policy where personal advice is involved must obtain the client's informed consent first naming the insurer, stating the commission as a percentage range of the premium, and how often and for how long it's received. In NSW, changes to the Strata Schemes Management Act from February 2025 require itemised breakdowns of quotes, commissions and broker fees, and the SCA disclosure guide has been mandatory for its members since July 2024.
Every strata submission now carries far more itemised disclosure than it did two years ago. Most brokers are still assembling it by hand.
Strata Report Builder was built alongside working strata brokers and refined on live submissions, which is why it handles what generic software misses: commission split across broker, strata manager and licensee; fee-for-service and floor-fee arrangements; and the difference between an Authorised Representative and a firm holding its own AFSL. The platform runs on managed cloud infrastructure over an encrypted connection. There's nothing to install and nothing running on an office PC.
Every firm's data is walled off from every other firm's. Your building records, settings and remuneration tables are yours alone, and that separation is tested with every release rather than assumed. Each person in your firm logs in with their own password, stored as a one-way hash, not as readable text, and you decide who gets administrator access.
Uploaded quote PDFs are read to produce your documents, then discarded. The finished spreadsheet and report download to you and go into your own document management system, alongside the client files you already hold. The only thing kept is what you choose to save: building records that pre-fill next time, which you can edit or remove.

Yes. Building details and claims history are read from the SCTP / Winbeat application form and stored against the strata plan, so they pre-fill future renewals and can generate quote slips for insurers outside the SCTP network. Other form formats can be added by request.
You check them, that's built into the process, not bolted on. The platform produces the comparison spreadsheet first, with every figure from every insurer side by side and a cross-check against each quote's own printed total. You review it, change anything you want changed, and only then generate the client document. Nothing reaches a client that a broker hasn't looked at. The point isn't to take your judgement out of it, it's to take the retyping out of it.
We fix it, and it's covered by your subscription. Insurers redesign their schedules without warning; keeping up with that is our job, not yours. Because the fix is made once and every firm on the platform benefits, it isn't charged for. Adding an insurer nobody currently supports is different, that's a new build and gets quoted separately.
